Long-Term Land Community in Costa Rica

Interest in joining SEED begins with a conversation.

This page is intended for people who are actively considering long-term residence or land ownership within the SEED community.

Reaching Out

If SEED resonates with you, we invite you to get in touch.

Initial conversations focus on:

  • Your interest in the land

  • Your timeline and intentions

  • How SEED functions in practice

This helps ensure clarity and alignment before moving forward.

Visits

Visits to SEED are available by arrangement.

They are intended for those who are seriously considering living on the land and want to understand the place, its framework, and its daily realities before making a long-term decision.

Visits are not guided tours or short-term experiences.
They are part of a thoughtful decision-making process.

What to Expect

After you reach out, the process typically includes:

  • An initial exchange to understand mutual fit

  • Sharing of additional practical details and documentation

  • A visit, if appropriate

This step-by-step approach allows both sides to proceed with clarity and respect.

Alignment

SEED is designed for people who:

  • Intend to live on the land rather than hold it passively

  • Are comfortable with shared agreements and responsibilities

  • Value long-term thinking over short-term convenience

If this approach aligns with how you see land ownership and daily life, we’re happy to continue the conversation.

Before Reaching Out

The following clarifications address common questions from people exploring SEED. They are provided to support clarity and avoid misunderstandings.

What is SEED?

SEED is a land-based residential community in Costa Rica designed for long-term living. It brings people together around shared land use, practical coordination, and everyday life rooted in place. It is not a retreat center or short-term experience.

Is SEED an ecovillage?

SEED shares some characteristics with ecovillages and intentional communities in Costa Rica, but it is structured primarily around land stewardship, formal agreements, and continuity of use. Education and learning are integral to the site, but community life is not organized around a shared lifestyle identity or social programming.

What kinds of educational activities take place at SEED?

SEED hosts and supports a range of educational programs related to sustainable living, ecology, land-based skills, and community development. These may include courses, immersions, school programs, and collaborative projects.

Educational activities are part of the working landscape and are integrated into the broader land framework. They are not entertainment offerings, and they do not define daily residential life for all residents.

How do educational programs relate to residential life?

Educational programs coexist with residential living within agreed-upon boundaries. The presence of learning activities is part of SEED’s long-term purpose, but participation by residents is not mandatory.

Residents are expected to be comfortable sharing the land with periodic educational activity while maintaining privacy, autonomy, and daily rhythms.

Can lots be used for short-term rentals or passive investment?

No. Lots at SEED are intended for people who plan to live on the land. The project is not structured around short-term rental use or speculative ownership.

Is SEED suitable for families?

SEED is open to families who are committed to living on the land.

Daily family life is self-organized. There is no centralized childcare, schooling, or family programming, so families need to be independent and able to create their own routines.

At the same time, essential services are within reach. There is a good public and international bilingual school in Cahuita about 20 minutes from the farm, along with access to clinics, banks, grocery stores, and other basic needs.

Families who are comfortable with this balance of independence and community tend to do well here.

Is SEED off-grid or rural?

Yes. SEED is a rural, land-based project. Living here involves hands-on engagement with the land, seasonal conditions, and infrastructure appropriate to a non-urban environment.

How are decisions made?

Decisions related to shared land, infrastructure, and collective systems are guided by documented agreements. Governance is practical and transparent, focused on keeping the place functional rather than directing how people live their personal lives.

What does “community” mean at SEED?

Community at SEED is not based on constant interaction. Privacy and autonomy are respected. Shared life emerges naturally through proximity, coordination, and everyday use of the land, rather than scheduled activities or social expectations.

What kinds of projects are encouraged?

Homes, gardens, small-scale productive projects, and educational or retreat spaces are developed gradually and individually, within agreed-upon parameters. This allows for personal expression while maintaining coherence across the land as a whole.

How does the process of joining begin?

The process begins with conversation. Initial exchanges focus on understanding intentions, timelines, and practical alignment. Visits are arranged when appropriate for those seriously considering living at SEED.

Is SEED right for everyone?

SEED is designed for people who value long-term thinking over short-term convenience.

Living here requires patience, independence, and a willingness to work within shared agreements. It is a rural environment, and daily life involves more responsibility than in a conventional setting.

At the same time, it allows you to develop a home, a garden, or a project over time within a coherent landscape that is structured for long-term use.

If this way of living resonates with you, we invite you to reach out and begin a conversation.
